Southern California is earthquake country. Everyone knows that nowadays. But decades ago, it seems not everyone knew it, and we built a lot of structures that aren’t structurally sound enough to handle a big shake.
Recently, Los Angeles city officials passed an ordinance requiring over 18,000 older soft story buildings to be retrofitted for earthquake preparedness.
CXC Contracting can help with that.
Soft story buildings feature first stories that are much less rigid than the stories above, making them especially susceptible to earthquake damage due to the large, unreinforced openings on the ground floors (such as garages) as well as within their wood-frame construction.
From parking spaces to lobbies to large picture windows, these openings aren’t built to cushion the lateral forces presented by earthquakes. Without reinforcement, the first floor sways and collapses, causing the the upper floors to coming crashing down as well, crushing anything in its path.
CXC Contracting, Inc. helps existing soft story structures withstand greater amounts of stress like that from an earthquake.
If you are the owner or property manager of one of these mandated buildings, call us today at (805) 300-8899 for an inspection!
With more than 25 years of experience, CXC Contracting is equipped to address the key elements missing in homes and buildings built before retrofits in Southern California were mandated. We strengthen the lateral components of soft story buildings and add the structural supports necessary to keep your building standing after an earthquake occurs.
Essentially, we make soft story buildings safe again.
There are many potential solutions to achieve this. We will analyze the structure and make a determination of how best to strengthen the building. Options include strengthening existing walls by enhancing stucco and drywall with plywood, anchoring walls to the foundation, adding steel frames, or adding shear walls for increased lateral stability.
The California Department of Conservation says there are hundreds of identified faults in California and 200 of them are considered potentially hazardous; more than 70 percent of the state’s population sits within 30 miles of a fault that could experience a major earthquake in the next 50 years.
Faced with these facts and the inherent possibility of earthquakes that can do real damage, not just to structures but to the people who live here, the issue of seismic retrofitting can’t be ignored.
Even if your property is not one of the mandated LA sites, you should get your home inspected to ensure you don’t lose the whole building when our fault lines slip.
Give CXC Contracting a call today to schedule an appointment for your soft story retrofitting project. We use local engineers that work for YOU and YOUR interests to give you the best solution and avoid any conflict of interest that so often happens when you hire a contractor and “his” engineer. We can recommend engineers near you and coordinate schedules to help you find the best engineer that suits your needs. We also have a Tenant Habitability Program (THP) Administrator that can help with all the paperwork and most Tenant interactions, including temporary tenant and vehicle relocation. Call and ask us how!
We can go over possible options, cost, and a timetable for completion. Keep in mind we work with insurance companies on retrofits, so your project could end up saving you money!
Will and his company did an outstanding job retrofitting my 6 apartment buildings. I had several other companies bid this project but was won over by his knowledge and honesty. He listened to what i was concerned about, assured me he would he take care of everything and did everything he said he was going to do…and then some. I highly recommend him.
